Sylmar to See 100-Unit Residential Project

A five-story, 100-unit apartment complex has been proposed in Sylmar.

According to the Real Deal, San Fernando Valley developer Albert Gonzalez has filed an application with the Los Angeles Department of Planning to create the mixed-use project at 12507 N. San Fernando Road.

Gonzales, who has owned the 1.2-acre property since the mid-2000s, will raze a vacant commercial building at the site that has been around since the 1940s.

The 134,000-square-foot apartment building will feature 45 one-bedroom apartments and 55 two-bedroom apartments. Located half a mile northwest of the Sylmar/San Fernando Metrolink station, the new development would take advantage of Transit Oriented Communities incentives.

In exchange for density and other zooming exceptions for projects located near public transit, the Gonzales building will include eight units designated for low-income tenants.

Sylmar has become a magnet for multifamily projects. At 12534 San Fernando Road, a six-story affordable housing project called Sylmar Village is planned. It will feature 164 residential units; Trojan Storage has proposed a storage site topped off with 27 apartment units; and a five-story, 132-unit mixed-use complex with 1,337 square feet of ground floor commercial space will rise at the northeast corner of Foothill Boulevard and Roxford Street.
