Developer Plans 200 Residential Units in Panorama City

Developer Izek Shomof is seeking approvals for a new residential project with mixed-use elements in Panorama City, located next to his Panorama Tower, a midcentury office building that he converted into apartments in March 2020.

According to Urbanize, the neighboring development at 8141-8155 N. Van Nuys Blvd. would be comprised of 200 studio, one-, two-, and three-bedroom apartments above ground-floor commercial space. Parking for more than 500 vehicles will be built in the form of a four-story detached garage and adjacent warehouse space.

Takacs Architecture is designing the seven-story project. The proposed project will require the approval of multiple entitlements, including mandatory site plan review and review for compliance with the Panorama City community design overlay.

Construction of the apartment site is expected to span a 27-month period although it remains unclear when work on the project will begin.

The project coincides with a good deal of activity in Panorama City, where work on a new light rail line is underway along the Van Nuys Corridor. There is also a 4.5-million-square-foot high-rise complex planned for the site of the Panorama Mall.

The Panorama Tower site shares a boundary with a Los Angeles County-owned property at 14545 Lanark St., where nonprofit developer Holos Communities is currently developing 180 low-income apartments while another affordable housing complex is taking shape across the street at 8140 Van Nuys Blvd.
