Eviction records are now automatically/permanently sealed unless a Landlord wins the case within 60 days of the filing of the case. With many tenants now requesting jury trials the chances of a 60-day victory are basically zero meaning, when you lease your property, you could be leasing to someone who just went through an eviction. One way to protect yourself is to ask to see verification of their at least the last 6 months rental payments.
